Construction Management Associate

Pattillo Industrial Real Estate is a privately held commercial real estate firm specializing in the development, acquisition, long term ownership, leasing and management of industrial real estate in the Southeastern United States. We are currently seeking qualified applicants for the position of Construction Management Associate in our Atlanta office.

ABOUT THE POSITION:
The Construction Management Associate shall support the efforts of the Construction Management department, which are primarily focused on renovations, tenant build-outs and ground up construction across our growing Southeastern US portfolio (currently 15M square feet). The department manages the entire construction delivery process, the responsibilities include establishing and monitoring architecture and engineering coordination, budgets, pricing, scheduling, site inspections for adherence to project scope/design and to owner specifications, change orders, approving payments and completing job closeouts. This position will focus on tenant improvement and initial build out with exposure and future opportunity in ground up construction. The perfect candidate shall exemplify self-motivation, attention to detail, organization, financial based analytical skills, strong communication skills, and a customer service attitude. In addition to working with key external vendors, the ability to communicate and coordinate with multiple departments within the firm is critical for this position. This position will require occasional out-of-state travel.

KEY RESPONSIBILITIES:
Support Deal Pursuit / Prospecting:

  • Production of budgetary estimates and establishing construction schedules.
  • Attend conceptual design meetings with Asset Managers, leasing, & prospects.
  • Coordinate architecture and engineering plan production as needed.

Project Management:

  • Assist with development of initial scope of work and proposal.
  • Facilitate scope of work with architecture and engineers.
  • Obtain and evaluate bids.
  • Award projects to general contractors; generate contract documents between Pattillo and general contractors.
  • Visit active job sites to assess progress and verify field conditions.
  • Track schedule and cost.
  • Obtain and distribute close-out documents.
  • Attend punch walk with general contractor and Pattillo Property Manager.
  • Approve final invoicing from architects, engineers, and general contractors for release of payment.
  • Manage multiple projects simultaneously.
  • Nurture and maintain relationships with general contractors.

QUALIFICATONS:

  • Bachelor’s degree with 3-5 years in Construction Management or a related field with working knowledge of Construction (Project Management, Architecture, Engineering, etc.)
  • Strong computer skills with proficiency in Outlook, Excel, Word, and Bluebeam. Ability to use Project and AutoCAD a plus.
  • Communication (written and oral) and organizational skills with the ability to prioritize work and is detail oriented.
  • Ability to establish and nurture interpersonal relationships with tenants, vendors, contractors, and team members.
  • Ability to work in fast paced environment, multi-task, and meet deadlines.
  • Ability to solve problems and come up with creative solutions.

Property Service Coordinator

Pattillo Industrial Real Estate is a privately held commercial real estate firm specializing in the development, acquisition, sale, leasing and management of commercial real estate in the Southeastern United States. We are currently seeking qualified applicants for the position of Property Service Coordinator in our Atlanta office.

ABOUT THE POSITION:
This role is responsible for assisting the internal property management teams in Georgia and Florida in all operational aspects related to a multi-building industrial portfolio and various property owner associations. This position will have a focus on vendor invoice processing, managing the work order system, and maintaining a strong level of customer service for the industrial tenants. There may be some travel. This position will be a direct report of the Director of Property Management who reports to the VP – Asset Management.

KEY RESPONSIBILITIES:
Property Management:

  • Review and code vendor invoices for accuracy; submit for approval and payment.
  • Review and code utility invoices for accuracy and timely payment.
  • Assist with manual check requests.
  • Assist in work order system – set up and progress of status of workorders, follow up with vendors as necessary.
  • Code and process Maintenance Tech purchase card for work orders.
  • Coordinate utility transfers with tenants, new startups, and vacancies.
  • Invoice tenants for any direct utility costs paid by Landlord.
  • Prepare PM job invoices for management fees and tenant billings.
  • Assist Property Manager in coordinating and managing vendor contracts for property level services.
  • Review all contracts for accurate insurance compliance.
  • Review insurance compliance for all tenants.
  • Assist in issuing vendor contracts.
  • Assist Property Manager in reviewing receivables and collections.
  • Download and maintain fire protection records for each asset.
  • Download and maintain roof records for each asset.
  • Assist Property Manager with asset record filing and maintain accurate and up to date records.
  • Send regular communications to tenants regarding on-site vendor and property management visits.
  • Assist in providing due diligence information as needed for appraisers, attorneys, auditors and/or tax consultants.
  • Assist Property Manager’s and other departments as needed.
  • Support PM team with routine reporting.

Tenant Relations:

  • Cultivate and maintain positive tenant relationships, assisting Property Manager in resolving issues as they occur.
  • Issue work orders, follow-up with tenants as appropriate, and initiate any tenant billings.
  • Assist Property Manager with tenant compliance with terms and conditions of lease agreements.
  • Meet tenants with Property Manager to maintain positive tenant relations.
  • Enter and Maintain tenant contacts in Yardi.

QUALIFICATONS:

  • Bachelor’s degree (preferred) or an acceptable combination of business related education and experience. Accounting experience preferred.
  • 1-2 years of professional office experience required.
  • Prior experience in commercial property management, industrial properties preferred.
  • Ability to interpret lease language.
  • Communication (written and oral) and organizational skills with the ability to prioritize work and pay attention to detail.
  • Ability to establish and nurture interpersonal relationships with tenants, vendors, contractors, and team members. Customer Service Oriented.
  • Ability to work under pressure and meet deadlines.
  • Strong computer skills and proficient with Microsoft Outlook, Word, & Excel.
  • Yardi and/or other database knowledge.
  • Self-discipline, professionalism, positive attitude, and commitment required.
